Ranch Renovation #1  521 Windemere

This past October we began a new venture. With all the free time we have in between full-time Real Estate Sales jobs, our property management company, 4 kids including a 2 year old, coaching soccer, flag football, and a bit of volunteering we decided we needed a new hobby.

Open kitchen design with new french doors opening to large patio and pool.

Open kitchen design with new french doors opening to a large patio and pool. We opted to add custom french doors in which both left and right opened out to the painted concrete patio. By opening this we were able to create better access to the rear patio and also able to extend the center island without creating a tight walkway through the kitchen.

Kitchen sink overlooking pool. We added white stock subway tile and used a light grey grout to add contrast between the wall, tile and white cabinets.  We also chose a single stainless under mounted sink to create a clean simple look.

We opted for a simple double door cabinet depth refrigerator and by adding a built in microwave and wine fridge we were actually able to save on the cabinet design budget. To the left of the refrigerator we created a large double stacked pantry cabinet.  By adding rollout shelving this space offers excellent storage.

Large open plan great for entertaining. We opted not to paint the fireplace to allow the homeowner to white wash it the color of her choice. Didn’t she do a great job?

 

The new homeowner

The new homeowner mixed equal parts water to paint and did a white wash look to the existing brick fireplace. She used the same Pale Oak color that we did on the walls.   We used a can of high heat black paint to do the inside and had our carpenter build a new simple mantle.

 

We opted

After removing the old storm windows we opted to restore the glass pained windows. This required a lot of work reglazing, sanding and painting.  They looked great but in hindsight we should have replaced them with new vinyl energy efficient windows.  Once the new owners moved in they replaced all the windows in the home.  Jeff blames me for that decision.  I just love the look of wood pained windows vs the new vinyl ones.

For the flooring we opted to use a luxury vinyl plank product by Home Legend. It is their Syncore X LV model in Silver spur Oak. What drew us to this product is that it is 100% waterproof, more affordable than true hardwoods and can be laid on top of almost any underneath surface. We chose this color and brand as it had a lot of texture and variation in the planks compared to some of the other brands we looked at. Overall we were incredibly pleased with how it came out and will be using this on future projects.

Bathroom Renovation

The home had 2 very small bathrooms to work with. This is the one in the hallway. The challenge with this one was that we had very limited space for a vanity and we needed to reuse the existing tub as there was no way to get it out without extensive work.

This was the master bathroom before. It could not have been any smaller. Fortunately there was a small master closet that we were able to utilize to create a larger space

In the end we were very pleased that we were able to save the existing ceramic tub. They don't make the new ones like they did back in the 70's. We took down the rusty old glass shower door, added new white subway tile with a clean white grout and new fixtures. Homeowner added a new white shower curtain. Clean and simple

By opening up the master bathroom we were able to create a large double sink master vanity and walk in frames glass shower door. Can you believe this one piece vanity came delivered as one piece. It included white under mounted sinks, carrara marble tops and the vanity all free delivery from Home Depot. Mirrors were chosen by homeowner.

Our carpenter built us this amazing custom barn door to access the master bathroom. We opted to do this since the master bathroom was long and narrow and by adding this the door would not be a constantly in the way. Plus we think it looks pretty cool.

The house was originally a 4 bedroom home but only had 1750 Sf.  We were hesitant to remove one of the small bedrooms but in the end we were glad we did as we were able to add the larger master bath and an amazing closet and office/sitting room off the master.

What drew us to the home was the backyard potential.  The yard was overgrown but had some gorgeous old dogwood and cherry trees.  It also had an in ground pool and nice concrete patio with built in fire pit and grill.  We just needed to clean it up a bit to be able to find those gems.

We painted the concrete patio with Olympic wood & concrete paint and used the light restoration in the gray marble color.  We were only able to do the patio and not around the pool as it takes several days without rain and we did not have many rain free weeks this past winter. Pool patio will be done at a later time.
